I know you were asking for mortgage advice not money saving. But November is a little while away (and sometimes new builds get delayed loads). How much difference is the extra 5%? Is there any way you can super save? Or money you had put aside for furnishings etc use that for the extra deposit then beg/borrow/freecycle or car boot all the rest of your stuff?
Just thinking you will probably save a lot of money long term as well going for a better rate.
All the best with it.I'm never offended by debate & opinions. As a wise man called Voltaire once said, "I disagree with what you say, but will defend until death your right to say it."
Mortgage is my only debt - Original mortgage - January 2008 = £88,400, March 2014 = £47,000 Chipping away slowly! Now saving to move.0 -
I thought they did 90% if you were a FTB but 85% normally ?
Of course I should have guessed you were FTB, they did that today actually. The J is a Financial Advisor-This site doesn't check anyone's status and as such any posts on here are for information and discussion purposes only and shouldn't be seen as financial advice. yes 10pm tonight we were told ?
I think our only option is to get the extra money together , in the long run will be a better rate and lower payments even if we have to live with no carpets or furniture for a while !0 -
Yeah 15% is much easier.
Carpets are overrated anyway and you can watch TV and eat dinner in the bed so you don't need a sofa

If you don't have children/other people staying there you could deck it out minimally, as in just your room, living room, bathroom and kitchen and leave any other bedrooms. Also to make yourself feel better you could work out what the monthly payments would have been on the 90% LTV and the difference on the 85% rate you get, then use the difference to buy something a month then eventually overpay it?
As it's a new build can't you get carpets thrown in?I'm never offended by debate & opinions. As a wise man called Voltaire once said, "I disagree with what you say, but will defend until death your right to say it."
