Help! Will mortgage lender release money?

I am selling my house (it has taken forever) and we are just about to sign contracts but a search has revealed an enforcement enquiry regarding the garage I had built on a designated garage space nearby to my house (between two other garages).
I have a letter from planning dept saying they will grant retrospective planning. Is this enough for mortgage lenders?
I'm desperate and shaking. Any one know? Thanks
