    No it is because they will not lend unsecured on any property loan.
    SO you say. Usually property loans are so big that they will need security - which is probably where you have got your notion from that they would not lend an amount on property which they might lend on anything else.. But in the absence of evidence to the contrary, unsecured lending does not stipulate what the money will be spent on nor are checks usually made. And the amount to be borrowed will be way below the minimum of any mortgage

    So you offered £223,000, and it was rejected. And now you're going to counter offer £220,300. Okay...

    Hindsight is the bomb, but what you should have done is offer £202,500 initially, and then negotiated up to your final maximum offer of £213,750.

    That's what I would have done. And if they rejected my final offer I'd've laughed in their face and walked away.

    You've got it backwards, and it sounds like your judgement has been clouded by emotion. Therefore, the estate agent is going to bend you over and do you.

    Doh typo meant to read £225.

    Will have the money from the sale of out current house no morgage so just need a £10k loan.

    In that case just get a small mortgage.
    Even if the smallest amount going is £25k on a mortgage take it and repay after completion.

    Thank you, we are now looking for our forever home. We have registered with all estate agents in the area we want to live and our buyer is proceeding. So its all good, thank you for all your input. Its a stressful, emotional roller coaster, this house buying, forgot how stressful it was. Thanks.

    Instead of trooping round all estate agents I would just look on Rightmove.com :D
