120 on 153 is 78%, 160 would get you to 75% which might be preferable. Depending where you are and whether you've made any improvements that might be plausible or it might not. If you're not sure try having a play on zoopla.co.uk a simple step would be to chuck your postcode (and neighbouring postcodes) in to the sold prices and see what it gives as a percentage value change over five years (I've just tried half a dozen postcodes and its given me -8 to -10%, which isn't what you want to hear if you want to access any sub 75% LTV deals)IANAL etc.0
