For a first time buyer, unless you are a very very quick learner and got hints on how the lenders are currently checking their lending criteria. You should be fine direct.

However for a FTB I would recommend a broker, you would have less stress and s good possibility of getting a better rate on the same time. Given that its a decent broker.

We have just been to a Reeds Rains broker, and I was quite impressed with the service offered. Fee for us would be £499 as OP's, but several times they said that this is negotiable, so OP could try and haggle if they decide to go with them.
Deal they offered us was as competitive as I can find myself.
The broker had been in the locality for 20 years, and would offer advice on any property we were thinking of buying as well as negotiate the deal.

To offer a comparison, we went to an initial meeting with Reeds Rains. We declined their offer of doing an AIP because I don't like to be badgered into doing something that I've not thought through. Similarly to the OP, the fee they quoted was £499.

We had seen an IFA a year previously and decided to give them a call and then decided to use them. Their fee was £149 and have been absolutely brilliant...so much so that we would buy our life insurance through them just so that they get the commission from it.
