just wondered if anyone had any idea what to say to the EA that is all.
Err, Hello. What happened yesterday? Perhaps?
Have you had to sack your man servant or something? How do you function correctly if you don't know how to respond to a no-show, and need to ask strangers on the internet what to say on the phone.
When you spoke to them did you tell them how angry and disappointed you were? Or did you bottle it, giggle and tell them it was alright?
Seriously. It's not a biggie. Put a perspective on things and don't over-dramatise minor inconveniences.

If you were miffed just think what the vendor would think ....... if they knew.... which they probably won't.

Dont worry OP some folk can get a bit overboard on here. You came with the good intention of getting some advice on how to handle the situation and I totally get it why (For example to see if it's happened to others before - what was their experience and what was the outcome? Did they put it down to a genuine mistake and go on to get the house no bother,or did they go on and the estate agent ended up being a nightmare?).
I think some posters aren't really looking at what your threads actually about and are making out as though you think your above others or something which, in my honest opinion, is a bit dramatic and totally off par.
I think what you are doing now is good - give it a second chance and see how it goes.Saving for our next step up the property ladder0 -

I must admit I would be miffed by this too. As you have commented not all EA's are professional. An EA local to us was unable to arrange a viewing on an empty property for 10 days and then turned up with keys that didn't work. Luckily it was a sunny day. Another couldn't find the property that they were selling - appeared to be innocent of the concept of maps and sat navs.
Last week the EA told the viewers the wrong address (a house number that didn't exist - and on a Sunday afternoon so unable to contact EA) and the poor viewers spent 30 minutes trying to find our house. And then it was lucky that I happened to hear them knocking on next doors front door.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

That's all good advice, but I too tend to lose perspective and perhaps get overly-upset about these things. Anybody can be running late, but it is obviously very rude in this digital age not to telephone in advance to say so. A total no show is very, very unprofessional. I am afraid that I tend to complain in these situations, usually to the manager. I agree, though, that I probably shouldn't.No reliance should be placed on the above! Absolutely none, do you hear?0 -

C'mon, you're making this up now - they were knocking on next door's front door, and they couldn't see your sale board advertising that you were the one for sale..........?0 -

I was stood up by a vendor for one viewing but I wasn't that into the house anyway so I left it at that.
The same estate agent was late for viewings twice by over 15 minutes, they were lucky I bothered to wait to be honest, I gave the girl a bit of an earful the second time although I understand due to staff shortages she's probably a bit overstretched so I wasn't too harsh.0
