Agree with others decking can be an issue with upkeep.
For an alternative and easy to remove/replace with turf is gravel/stone in a matrix.
does not move can be walked on and takes furniture.
cheaper than decking or hard standing with decent slabs/stone.
this is an example there are others.

We will be in a much better position in about 12 months time when we have cleared a cc bill - we are currently paying that off at £500 p/m in order to clear it in 10 months.
That's the reason for the decline at the current time.
As for the garden. Double dig it. Hire a skip and remove all the debris and builders trash that's been buried. Dig in loads of manure ( well rotted horse) and it will be transformed. Been there myself some years ago. Well worth the end result.0 -
Noone at any point has asked about c/c. They want us to pay it off minimum payments of fifty a month. I decided to write that off straight away as its the only thing we owe. In ten months time we will be able to save our first 500 a month. I didn't know if anyone could advise.. Have only ever applied for the current mortgage as first time buyers with Santander- we took it purely as it offeredc5 years fixed0

Lenders won't. They will factor it into their decision though.
I believe Santander now deduct outstanding unsecured credit when making their underwriting decision as to the amount they will lend. Along with factoring the monthly repayment into affordability.0 -
Do we need to just accept our lot, stay with Santander on svr and see where we are in a year or two? How long will it take us to reach 85 percent LTV, and are there any providers who would consider ledinv a smaller amount? s the woman said last night: if you wanted 2000 or 4000 you would qualify, but our smallest amount is 5000. She annoyed me even more by saying that less than a year ago the threshold was 90 percent LTV so we would have prob been able to borrow close to 8 if we wanted it and it be added to the mortgage.0

They borrowed £112000, that isnt what they will pay back its more likely to be double that.
Thanks for that, I do understand mortgages, just their payments didn't seem to be taking much off the balance. Its heartbreaking looking at your mortgage going down by £30-50 when your paying £500+ a month
AgreedMaybe you see more of an impact because your mortgage is over 7 years old, much smaller capital borrowed and or better rates.
Can't comment on the Op's rate but their capital is similar to mine but mine is LESS than 7 years not more. Like I said above, the reason I see more impact is the overpayments - every month I am paying double the standard minimum payment so hitting the capital much more..... All thanks to MSE
