Sorry always keen to help, but will need more information in order to do so..

    Key factors

    Property Valuation
    Mortgage Value
    Individual Incomes
    Any credit commitments

How poor is poor on a credit rating front. CCJ's, defaults, Debt Management Plan?

We will be able to help with these details being approximate?

    Cheers

    Thanks for information.

Good equity, should be a better solution..

What interest rate are you currently on?
When were the CCJ's, approx how much and have you settled/paid them?

    Cheers
