Letting a property whilst on a DMP

Im on a DMP and sadly due to my marriage break up am moving out of my current rented home into a new one. As Im self employed part time and make little money,
I am eligable for my local authority bond scheme and also LHA. I have found a property through the bond scheme, a pro landlord who lets to folk in my position, accepts the bond scheme etc. All looking good until he presented me with a credit check form.
I was a bit thrown by this as Im going to be claiming LHA and also am on the bond scheme, naturally I assume I will fail the credit check?? I feel quite upset as the bond scheme know I am on a DMP and this guy is a private LL who lets specifically to folk like me, so Im not sure why he wants a credit check, will I automatically fail it?

  • I may be wrong but as far as I'm aware, Landlords and managing agents' credit checks are limited and will only show CCJs, IVAs and Bankruptcies (which are publicly available anyway I think).

    So I don't think they will see Defaults and the like which I'm assuming you are referring to whilst being on a DMP?

  • Yes thats correct, I have checked Experien and I have a credit score of 999 and a clean history, but Equifax is 254, poor and five defaults, I dont have CCJ's and Im not bankrupt
  • Then you should be fine.

    p.s don't rely on credit scores. They are meaningless. What I mean by that is creditors don't just look at a credit score and accept on that basis. They look through all of the information and make informed decisions on what they see (not a credit score that credit reference companies come up with)
