Can we get a mortgage to move?

We own a house worth £130,000 with a mortgage left of £65,000. We would like to move to a different area but keep the house so my husband can come back to work here 3 days a week. It has three bedrooms so the idea is to rent out the other two rooms. The problem is i'm not sure if we will be able to get a second mortgage. I am currently self employed after being made redundant and my husband has his own business. The business has only been going a few years so the profits aren't worth showing but he also founded a charity a couple of years back and is paid a £30,000pa wage from them. He is not a trustee of the charity but i'm worried that as he founded it the banks will not accept this as a proper wage.
I'll be looking for a job as an architect when we move but as we have a young child I obviously can't get a job in another area whilst she is at school up here and it is too far to commute.
Can anyone advise?
