I wouldn't be telling the mortgage lenders about your penchant for expensive furniture and fast cars, those are probably the sorts of personal facts that won't reflect well on you!
The seller in the branch will be doing all they can to get it approved. They're hardly likely to pass on negative back stories to the underwriter.0 -

Ermmm - no one is saying I will send them stories about what I spend my money on. That just does not make sense.Date: [STRIKE]April[/STRIKE], May

Flash Jon - you heard it here first, you will absolutely not get a 95% LTV product from Yorkshire on Wednesday...

The main reason being?
You have failed at 90%, have unsecured credit and using a loan for deposit..!
95% mortgages are specifically hard to obtain and the banks you were refused for are likely to be more flexible than Yorkshire...I am a Mortgage Broker

For 5% I do not need a loan. All queries so far have been about 15% from loans, so it's a different setting.
I just found out about rent-to-buy where you can buy after a period of time renting the place...Date: [STRIKE]April[/STRIKE], May

Which branch of engineering are you into Jon? Mechanical? Can you take a look at my bike? I think she's only firing on three cylinders. I got an infant to grab the headers when it was warmed up, and there's only skin on three of them.0

Random comment. Not mechanical no - electrical/computing.
I have found a bank that looks at individuals, and does not credit score: mansfieldbsDate: [STRIKE]April[/STRIKE], May

Jon - you seriously need to listen more and talk less.
Mansfield have to get an insurance policy for anything over 75% and therefore that does not put you in a good light...
Ok - I am usually the most positive on here, but your outlandish attitude will not sort you out a mortgage..
Do you think that a bank that looks deeper into your circumstances will be a better solution how?
Come on - listen, save and then come back debt free and we will all help you find a mortgage...I am a Mortgage Broker

Even if a lender does not credit score they will credit search and assess affordability.
As has been said they would charge a Higher Lending Charge on the borrowing above 75% LTV.
You have been given some good advice, which you asked for yet seemingly choose to ignore it as you feel you know better. Beware of too many applications as this will harm your credit score.
Your debt to income ratio will put off most lenders. Affordability is the key to a mortgage application. What you will have in the future has little to no bearing on what they will lend today.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
