    For 5% I do not need a loan. All queries so far have been about 15% from loans, so it's a different setting.

    I just found out about rent-to-buy where you can buy after a period of time renting the place...

    Jon - you seriously need to listen more and talk less.

    Mansfield have to get an insurance policy for anything over 75% and therefore that does not put you in a good light...

    Ok - I am usually the most positive on here, but your outlandish attitude will not sort you out a mortgage..

    Do you think that a bank that looks deeper into your circumstances will be a better solution how?

    Even if a lender does not credit score they will credit search and assess affordability.

    As has been said they would charge a Higher Lending Charge on the borrowing above 75% LTV.

    You have been given some good advice, which you asked for yet seemingly choose to ignore it as you feel you know better. Beware of too many applications as this will harm your credit score.

    Your debt to income ratio will put off most lenders. Affordability is the key to a mortgage application. What you will have in the future has little to no bearing on what they will lend today.
