    Why scary?

Can't say my experience of some conveyancing solicitors over the years has been great.

Your posts are reaching the point of obsession. So is your concern more related to a loss of a lucrative income. Rather than a genuine concern for consumers. As even with delays the transaction ultimately reaches conclusion.

I had a mortgage with HSBC last year (August / September) as a FTB and didn't find them a problem at all. I realise that there has been some changes since then however it seems extreme to write them off completely.

I have always found HSBC to be a pain in various ways ( branch opening hours to be reduced to school hours, refusing to close my current account in branch, their security proceedures ..... I could go on) however the deal I had with HSBC was too good to turn down. I suppose the question to be asked is short term hassle a good trade off for a good mortgage deal.

My mortgage adviser was great, even advising me to look elsewhere for insurances to see if I could get them cheaper!

Agreed - but the changes they made are horrendous. Now that I've finally completed, I'm glad I've got a great rate, but the amount of stress I went through over the last 4 months is unbelievable, I could barely work as my mind was elsewhere. My brother was in a similar position to you - he completed last year before the changes and the process went through smoothly. The delays (due to Countrywide) in my process were so bad that the chain almost collapsed, even after an agreed completion date as noone believed HSBC / Countrywide would honour it!

4 months? You got off with an average delay then!

Plenty of reports around of people losing the house altogether due to these delays

Sorry to bump an *old* thread, I've been reading about problems about people having problems with Countrywide Conveyancing / HSBC over the last couple of months, but was wondering if anyone who has used HSBC / Countrywide recently i.e. in the last month is still experiencing problems with them.

    Thanks.

:mad:We have got a mortgage through HSBC,they say that we must use countrywide or pay £190 to use our own solicitor. we paid the £190 but everything our solicitor does has to be checked by Countrywide. The house were buying is empty and there is no chain so everything should be straight forward. Well it would be if countrywide wasn't involved, they keep asking stupid questions which they could have asked at the beginning which is holding everything up, over 4 weeks and still no date for when we can exchange. We complained to HSBC who have come back and said that countrywide has done everything right and its our solicitors thats the problem which is just a load of old !!!!!!!!. WOULD ADVISE ANYONE TO AVOID COUNTRYWIDE LIKE THE PLAGUE, DO NOT NOT NOT NOT NOT NOT NOT USE. YOU HAVE BEEN WARNED!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Please don't sit on the fence, give us your honest opinion of Countrywide / HSBC. LOL!

Thanks for the response. Interesting to read that it seems that the problems still exist for recent mortgage applicants.

Common misconception. The solicitor is also representing the lender, in this case HSBC.

oh no, we are with hsbc. Solicitor phoned us this morning to ask us if we'd consider switching to another lender as they have been having so much problems with hsbc of late. Great, and we were hoping for a quick sale!
  • Countrywide does not seem to be able to cope with the workload as we are currently experiencing unecessary delays with a chain free purchase. I am extremely worried because the vendors we are messing them around. I would not have chosen HSBC if I had known how poor their communication with Countrywide would be. Its not something you expect from professional organisations so I did not research "HSBC problems with conveyancing" until I became one of the many.
