Repossession Survey

Hi there,

Has anyone managed to buy a repossession? If so, how did you know the Gas and Electric etc are all okay as they are all turned off, we asked the EA if we could have someone in to check and they said "no point, it's all turned off!"

As part of the contract from the company the house is "Sold As Seen" Does that mean the NHBC (I think it is called) is void, does this even cover gas and electric? Is there anything I can do?

Lots of questions there, sorry, hope someone can help.

    All the questions that you have asked the EA should be able to answer as for the NHBC certificate, well i wouldnt worry about that one to much and yes it should still be valid unless the last occupiers have trashed the place. Go to the NHBC website and this will give you answers. If the property is older than 15 years old then the certificate is no longer valid anyway. Good Luck

    NHBC covers things like heating appliances for only the first two years following construction.

    It's normal for utilities to be turned off and the property drained down in the case of repossession.

    You won't be permitted to have them reconnected until completion takes place, so they are your liability, I'm afraid.

    I completed on a reposession purchase a few weeks ago. I was told by the EA that gas, water and electric had been disconnected, however when I rang the suppliers after completion they told me that they hadn't been disconnected at all. Luckily for me all suppliers bills had been paid by the previous owners up to date.

    I was preparing myself to use my digital camera to take photographs of the meter readings with the date setting turned on just in case I could have been asked to apy previous bills.

    Sorry can't help with regard to the NHBC as the house I puchased is 200 years old!

    Like the previous poster says, you won't know until the keys are yours I'm afraid.

    How old is the property as claming under NHBC warranty last for 10 years and then its only for major build problems.
    Gas/electrics are only covered for the first 2 years BUT electrical wiring should have 10 years cover.
    If worried get an electrican in to check and maybe a gas safety engineer to check the boiler ( but the gas maybe turned off!!)

    Thank you everyone for the replies. I guess it's a case of wait and see. After only 6 years and the fact that someone was living there recently it must be faitly ok.

    Will a boiler check up suffice when we move in? I'm less worried about electrics to be honest!
