Commercial loans
I have had a commercial loan on one restaurant for £95000 which was paid off in full last month i was left with aprox £41000 profit . I still have a commercial loan of £224000 on another restaurant which at the moment isnt trading . I did have a lease on it and nat west agreed to let me lease it as it covered my loan and gave me a small income , those tenants suddenly left and used their break clause to leave last april . I reopened but its not realy worked and rather than waste money i closed the bussiness .
I have not missed one payment and everything is up to date . I have now got some new tennants ready to move in but thr rent will not cover the loan . I was told because the lease is ten years i have to inform the bank which i did and they are refusing to let me rent it as its not enought to cover the loan , they want me to put up as security another bungalow which is mine and my mothers and is worth £220000 .
I only owe £224000 but the property is only worth £180000 in this current climate.
The bank want security totalling £350000 (the original purchase price ) or they wont let me rent it out .
Ok my question is this if i only do a five year lease and give the tenants rights to renew after five years i dont need to inform the bank what can they do if they find out ive rented it can they call the loan in .
They were not happy i paid the other loan off and didnt put the profit through their bank also they atually asked my solicitor what i did with the money ???? Nat west have had a few million pounds go through the bank from me over the last ten years im stressed and very upset i would apreciate some advice .
