    Hi, just thought i'd add my 2 cents also...

    It was only 2 weekends on here ago i was having sleepless nights having just submitted an app to hsbc based purely on best rates then reading the horror stories re coutrywide etc.

    In the end I decided to cancel the app and instead went for a sighly higher rate with the Post office, although i cant compare like for like I am so glad that I took this decision. 4x salary offer from start to finish within 2 weeks.

    i really cant shout about thier service any more than just say they have been absolutely fantastic, texting and keeping me informed all along with direct access to the undwriter.

    Fingers crossd should be exchanging next friday. :)
  • Shall I add our experience?

    We're not your usual FTBs in that I'm a fixed term contractor and my OH is on secondment to our city, with no guarantee his job will stay here.

    We decided to buy here anyway (he can commute) and applied to HSBC as I bank there.

    I do have an excellent behaviour score with HSBC (82!) and good credit history but my OH's past is slightly chequered (fine in last 3 years though).

    We posted our application on Saturday in their internal post and today after a couple of calls with their underwriter to check out details, we were approved on a 90% mortgage!

    So here's hoping the Countrywide conveyancing isn't too awful, and here's hoping this gives some encouragement to those with their fingers crossed at 90% LTV...

    Wish you good luck but thats just the problem, everyone and their dog passes the aip and initial accepted stage, its after that things seem to get very messy or they suddenly reject you.

    You can get to the accepted stage within a couple of days but accepted is very different to offered.
  • oh, no - we've got our offer, that's what they were saying. the only thing to worry about is the valuation but I think (touch wood) we got a good deal on the house so we are not too worried.

    hurray huzzah etc!

    We have gone with a solicitor who is a family friend so hopefully they will be very pro-active in dealing with countrywide.. :eek:

    Robot - you need to take a proper look through this forum and understand the process.

    I genuinely hope everything goes smoothly, but you have 2 major hurdles.

    You cannot have a mortgage offer if the valuation is outstanding and therefore you have an agreement in principle..

    Your solicitor could be Father Christmas, but unfortunately they have no influence over this Countrywide process and it is unbearable

    Re-read this forum searching for HSBC mortgage and Countrywide Solicitors and see what you come up.

    These are real people posting real opinions and not just slurs or broker opinion...

    Dave- I'm afraid I have to disagree- I know FD will do a formal mortgage offer (after underwriting etc) on a specific property subject to valuation. Hence I got my formal mortgage offer like this and FD instructed the valuation (which has since been successful)

    Good call, your experience is more recent than mine so I hold my hands up to First Direct.

    Although Robot is using HSBC and I think their process is valuation then offer - happy to be corrected though..

    We live and learn and that is why this forum is great as keeps everything current and objective..
