If required your mum will have to write a letter saying the money is a gift and non repayable. If you choose to repay it in the future then that is fine. No idea why Thrugelmir is suggesting this is in any way fraudulent. If you wanted to you could take your mothers money and disappear up a Tibetan mountain with a nice Hindu boy but most people quite like their parents, especially when they give them money, and would want to remain on good terms with them. It's absolutely ridiculous to suggest otherwise and I suggest a serious dose of '#realworld' for those people.

If you are buying in England then offers are not legally binding so if you fail to get a mortgage you won't lose any money. Get an offer accepted, see what's the best rate at the time and go with it.

Cheers very much, went to see a mortgage broker today and feel a lot better about the whole situation. Looks like I can get 3.69% for 5 years too so just have to worry about the offer now!
