Help with 95% remortgage needed!

I am looking for a 95% remortgage and am currently with NRAM on the 4.79% SVR but would ideally like a fixed rate for security. Does anyone know of any lenders offering this as any ideas on the income multiples that lenders use nowdays as it used to be 3.25 + 1 or 2.5x joint salary?

All lenders have different methods of working out how much they will lend...very few now do it on income multiples apart from the smaller lenders.
There are a couple of 95% deals available, the rates wont be great.
