I have a really stupid question I was hoping someone might be able to help with.
If I was to go for a variable mortgage of say 4% tomorrow, whats to stop the lender from putting this upto 10% next week?

They usally say what it's 'based' on, but in theory nothing stopping them other than they would have a load of reposessions on their books!0
