Buying the freehold of a property

Hi,

Just a quick question that I can't find the answer to by doing a quick search...

We're looking at buying a flat leasehold for £250k, but want to buy the freehold too (for a number of reasons), but the question is can we pay the vendor for the freehold separate to the property, so not going over the stamp duty threshold of £250k?

And if this is possible, can we still borrow the total amount on a mortgage? i.e £250k for property and say £15k for the freehold so take a mortgage for £265k?

Any help would be much appreciated
