Non guaranteed earnings

can anyone help
We have been renovating a house for a couple of years which has mainly increased our debt quite considerably. The house is now finished and we have a loan and a mortgage to repay which is squeezing us a bit. We thought that we could add the loan to our mortgage and extend the term of our mortgage at at fixed rate and that would reduce our outgoings considerably, we have a fair bit of equity - about 35%. However we would need to borrow the maximum of 4 x joint salary, unfortunately some of my husbands salary is non guaranteed (its a second job and the earning from it have been consistent for the last 5 years) but the lender will only take the gauranteed amount. Is there anyone who lends on the basis of the past few years p60's? Just really looking for a way to reduce our monthly outgoings as things are getting a bit too tight. Dont really want to have to sell up as weve put our hearts and souls into this home.
Any helpful advices greatly appreciated.:)

Some competetive lenders can look at this non guranteed income for sure. To be frank I think this is one for a broker, try finding a good EXPERIENCED (not L&C sausage factory type) broker.
