halifax mortgage consent to let

Hi took out a2yr fixed rate mortgage with Halifax 2 weeks ago after being on the Halifax standard variable. I am now thinking of renting out my flat as a job offer has come up elsewhere. I understand I need consent from lender or buy to let.does anyone know whether Halifax would make me take out another mortgage with higher interest and pay early repayment charges ? The flat is valued around 91000 and mortgage is 71000. I read somewhere that if you are already on a fixed rate the lender may allow to come to end of term before being put on a new product. Be grateful for any info or advice thanks

They may allow you a consent to let, but from their perspective you have just completed on a mortgage and now want to rent it out, it does look like you have tried to circumvent a BTL mortgage.

Thanks for your help I guess if they say no I may be able to cancel the deal i took out and look for buy to let on cheaper rate as have only just taken the mortgage out. Il give them a call next wk with fingers crossed0

It is a case by case basis, it certainly looks "creative"
I personally have not had any rejected yet for this reason though. As much as possible, I would suggest you leave it as long as you can.
Cant recall the specifics, although their consent to let products are hideous so be aware...I am a Mortgage Broker

Thanks does anyone know if I would be charged early repatment charges on fixed mortgage which are 3% if the Halifax did not give consent to let or said i would have to change to a consent to let product or buy to let mortgage?0
