Thank you ever so much for your response. I appreciate your input. If we went for a 20% mortgage and they then said they would lend at 25% would you have to pay their application fee again?

    Thank you once again.

May be worth a phone call before applying so as not to waste fees.

Any measures you can take to improve your credit rating (as you view it) would help as well.

Halifax are the most lenient of the mainstreet lenders, although there are certain criteria they will not accept.

Appreciate I am late in the day here as you have had previous advice, but if you want to tell us exactly what you credit files look like for you or you both then I will be able to advise further.

I use Halifax a lot and therefore should be a ble to give you a steer on what will and will not work..

When were the dates of the default/s?

Have you had many addresses in the last 6 years?

I think it is unlikely with any defaults that Halifax will accept and certainly not if the default was with them..

What rate were you happy with, with GE Money and what deposit and what purchase price?

Have you checked affordability prior to any applications?

Do you have a basic salary only or is your income made up from various sources?

Did you use a broker for GE?

Ok, so I am not always right...

But I think this is highly unlikely that Halifax will accept at full application - sorry...

You would have other options, subject to loan to value although would be more expensive..

    All the best

Just re-read and saw your specifics.

Think you will get a solution between 6 and 6.5% and actually get this...
