    Halifax can do 32 years. Still at 5.99%.

    Not looked at coop but IFA has no other options but Halifax ..

    When I first read this post, I immediately thought Halifax was screaming out although I hate name dropping banks without having the full facts...

    5.99% is not market leading by any stretch, but to get you what you want for the 2 year tie in I think it may be your best option.

    Co-op, First Direct, Accord, HSBC etc. may all have better rates but given you are unlikely to get them this counts for nothing...

    Do not beat yourself up about term (plenty on here that will do that) but you can overpay 10% per year and its a good first step on the ladder..

  • op - be wary about chaining yourself to a crap rate for too long. if I were you I'd try and get a lifetime tracker - even if its at 4.5-5pc at the moment because as soon as you have overpaid another 5-10pc you can remortgage it without penalty to a much better rate..
