Who will give a mortgage?

I have a client who is looking to purchase a property for £250,000
She has a 15% deposit. The property is currently split into 5 letting bedrooms and a self contained flat.
All rooms are let on assured shorthold tenancies.
The property has 2 kitchens - which appears to be a problem for some lenders.
The property is currently generating £22,000 per annum income
Any thoughts, mortgage brokers?
