I have a deposit of 15k to 17k at max. The house i want to buy is likely to cost 100k meaning i will need to borrow 85k - 83k depending on deposit.
does anybody know of the best deals available in this situation?

Yes....but it depends on your circumstances, its not a case of what the best deal is, its a case of whats available to you.
you would be looking at an 85% deal either way, so you need to find one that will ensure you will be accepted. Go on a few banks websites, have a look at what deals they have available - it should give you a pointer as to what you can borrow, how much it will cost, however based on your vague questions i do think its best you speak to an advisor.
