Joint mortgage in a relationship breakdown

Any help or advice anyone could give me I would be so grateful for. My boyfriend and I have recently broken up as he says he wants to go traveling. He is in the process of getting the house valued and removing my name from the mortgage. He is also having a tenant move in to the spare room at the end of April. What are my rights in terms of the tenant etc?

For your name to be removed from the mortgage both you and the lender need to consent.

For a tenancy to be set up the lender and the property owners need to give their consent.

My strongest possible suggestion is to talk to a solicitor about "rights" in terms of everything.

he cannot just remove your name without your agreement; what do YOU want to happen? give away your share? sell the house and split any proceeds? can you afford to take over the mortgage on your own?
You do need legal advice, view it as investment, it costs a bit to potentially save a lot.

we signed a declaration of trust which said he would either buy me out or we would sell the house and split it. He put all the deposit in but was not able to get as much of a mortgage without my pay too...
