There are different definitions of FTB for different purposes. For the StampDuty holiday, it was true. But for deals for FTB's, it all depends on who is making the offer and what their definition of FTB is. we recently ported our fd mortgage and took additional borrowing of £22k. It was a very easy process, the hardest part was deciding what accounts to offset against which part of the mortgage!

You need to look at the whole picture .
Pros and cons
If this other flat is perfect and close to work, friends, family, transport links and better area then put yours on the market and move.
As a teacher you can afford a bigger mortgage and you are already overpaying each month so know yourself that you can afford to pay more and still live.
Do you think you might change schools in the next few years ? move to a different area.
Is the other flat a 2 bedroom 2 bathroom place and perfect to get a lodger to help clear the mortgage ASAP.
You could put and advert in Easyroommate or Spareroom and rent your spare room to a female and see if you get on ? or if she has a nice single sister ???0 -
