    Still no answer from Nollag. Maybe I read his post wrong. Maybe it said house prices to depreciate by over 10% in 2012 with the stamp duty changes. :rotfl:

    Hi all

    Just thought it was time to see who got it right in 2012 on London house prices.

    My prediction in January was between 5 and 8%.

    I have 3 BTLs (one in Clapham Junction and two in Ealing), and my main home is in Richmond.

    Here's what LR says about House prices in Wandsworth (which includes Clapham Junction) for the period from November 2011 to October 2012 for a property worth £250k twelve months ago
    The Land Registry HPI for Wandsworth implies that a property worth £250,000 in November 2011 would be worth approximately £272,500 in October 2012.
    This is equivalent to a change of £22,500 or 9%. A change of 9% spread over 0.9 years is equivalent to a compound annual growth rate (CAGR) of 9.8 per cent.
    Equivalent figures for Ealing and Richmond are 5%.

    So my own prediction of 5-8% is looking pretty good

    Yes and this is going to continue apace. B2L is looking better than ever, crossrail and other developments such as refacing Tottenham (recall Nottinghill was once a rioting down at heal manor) are fueling the new goldrush.

    People I know are forever looking for opportunity and simply never feel or talk in the way the bearish types on here do.
