Buy to let - mortgage

Hi All,
We have been talking about a buy to let property for a long time and we have seen an ideal property.

My questions are does anyone know any good offers for buy to let's ?

To rent out a property do you always need a buy to let mortgage ?

If we let the house as a holiday let - would this be a buy to let ?

If we bought a property with a commercial unit (shop) and flat above - want mortgage would be needed for this type of property ?

    BTL mortgages are priced at commercial lending rates not residential. Fees are often sizable.

    In principle yes. CTL is normally only allowed for a limited time period.

    Holiday lets are subject to different tax rules so read up.
