DMP and renting a house?

Hi all,

I wonder if someone would be kind enough to offer me some advice on the likely hood of renting a house whilst on a DMP?

I've been on a DMP for 2 and a half years, I owed something like 32k all in and I'm down to 9k, I can't wait for the day to be debt free like most on here. Circumstances are about to change, we're expecting our first child any time now and the current house we rent is a private rental, we've never missed a payment and never caused a problem. Unfortunately it's no longer a large enough house for us and we need to move to a bigger one...

Has anyone been able to obtain rental via an agency or other whilst on a DMP or with defaults?

    Rental agencies when they do a credit check cannot see account information and defaults and missed payments or how much you owe.

    They only see the public information such as CCJs/IVAs/Bankruptcy and whether you are on the electoral roll.

    So assuming you've no CCJs the fact that you are in a DMP shouldn't cause an issue with the search. What exactly they'd ask in an application form I'm not sure.

    Thanks so much Tixy, it's a real priority now to get a larger place and to clear these pesky debts within a year... Never to borrow again, if I want something I'm waiting til' I can afford it!

  • I had 5 defaults on my credit file and managed to get my private rented flat. I am sure you will be fine :)

    From personal experience (I am also in DMP with defaults showing), I had no problem with privately renting (moved only 4 months ago) and getting through the credit checks.... however... the first 5 properties I "went for", did not even get to that stage! I got rejected by the letting agents!
    The reason? Because I was honest about having had credit problems in the past!
    The 6th (and final) property agent asked the financial question and I said no, but I showed that I could afford the rent .... and hoorah, it all went swimmingly!!!
    So, my advice would be to say nothing about your financials to the agents/landlord!!!! It's not exactly fibbing, as you're on your way up!

    The golden rule here is not to offer information that isn't asked for. Most letting agents will ask on application forms if you have any CCJ's or anything (which they will see from your credit check anyway). Other than that they don't want any financial info unless you're giving them money. Also they will likely ask for a reference from your previous landlord anyway, so that would show whether you were a reliable tenant for paying rent etc.

    Shouldn't be a problem. I'm renting through an agency and I have neither felt obliged to declare any financial issues, nor have I been asked to.
