divorce and mortgage- getting a lodger

hello,
my husband and i are getting divorced. we would both like for him to keep the house while i move out. it's possible he won't get a big enough mortgage to do this on his own.
do banks take into consideration if someone if getting a lodger and give bigger mortages?
the lodger will possibly be a reliable, old friend.
i'd be so grateful for any advice.

Speaking from experience lodgers are never a permanence fixture (regardless of how well you know them before they move in) & banks ive dealt with previously won't consider it as income in fact they would rather they weren't told if you're getting lodgers, your ex will need to ensure his house insurance is suitable with a lodger.
