Day before exchange.

Hi all,
The 1st time buyer (my buyers, buyer) at the start of my chain, pulled out yesterday afternoon. I have spent the last 3 weeks constantly on the phone to be in a position to move before this Friday as 'HE' didn't want to pay stamp duty & will have to if he doesn't complete before then. (6 weeks from my purchase offer, Good going on my part!)
The plan was to exchange contracts tomorrow & complete Friday.
In order to make this possible I had arranged for the packers to come today, sent my dog to kennels arranged a childminder for my daughter, my husband & my mother had taken today off work (Hubby doesn't get paid if he doesn't work)
I spent a frantic hour on the phone at 5pm last night cancelling everything.
We had all signed contracts & mortgages had all been requested.
Now I think I'm suck with just lumping the costs as we hadn't exchanged. So my question is: Are there any loop holes i.e. small claims court where I may stand a chance of clawing back something from this (insert any swear word here) :mad:

Buyer or seller are free to withdraw at any time upto exchange of contracts without penalty.I am a mortgage broker.
