First time buyer help!

Hi all, I hope you can help!

I have just inherited (sp?) £40,000 from the sale of my deseased grandmother's house and would like to purchase my own house....however at present I am only working part time earning approx. £5,000 (excluding benefits) and am unsure about whether or not I will be able to get a morgage.

Can anyone point me in the right direction?

    YOu may indeed be able to get a mortgage, however on the basis of the £5k you will not get a very high mortgage.

    What other income do you get can you list the benefits you receive and the amounts for each?
    Do you get maintenance as that can be used as well by some lenders
