halifax mortgage application - help

Hi, I am looking for some advice.
I have applied for a mortgage of 90,000 with halifax. got a mortgage promise, found a property and proceeded to full application stage. I am approached halifax direct. I was told they had done 2 searches on by credit file and i had passed both but it was a 'c' pass. My credit file is not the best. I have a default from mobile phone in 2008 for 300pounds which was settled in 2008. I also have a few missed payments on my credit card. I am now up to date with payments and owe about 400 pounds on my credit card and that's it, no other debts.
The property i have found is 160,000 and I have 70,000 deposit. Halifax have requested 3 months bank statements, 3 months pay slips and id and proof of address. it is now with them and i am waiting for a decision. do i have a chance?

Absolutely yes, if it was no chance they would not waste their time either.
It is standard for a C pass to require everything, but so long as it all stacks up they WILL approve it...I am a Mortgage Broker

I hope so. i am worried that they will see missed payments on my ccard (in last year) and ditch me. i have permanent job of 25k & 1k o/time. my last 3 months statements are clean. nationwide did'nt give me an aip just straight no are halifax more lenient?0

It sounds like you've passed the credit score and they've moved on to requesting the supporting documentation and valuation. They already know about your missed payments and that is why you scored a C pass.
Nationwide are definitely much more stricter than Halifax, but so long as you have been upfront with everything and nothing in bank accounts that will scare them you will now be fine..

Halifax are more lenient. They should have seen your credit issues already.
If they were at a different property then sometimes the AIP does not find this so they could do another check and find this out. Unlikely though.

kingstreet: survey done already, i'm in scotland so it's done by the seller. they have a copy and are in the process of retyping into their format. valued is 165,000, seller accepted 160,000 so that may look good.0
