Big advice need quickly

Myself and my girlfriend were meant to move into a house together this week however she left me and I have just picked up the keys for the house today so the contract has been completed.

She has not put any money into the house, I put in all of the 15% deposit and I also had a deed of trust drawn up to say that if we would ever split up I would take my deposit out before splitting the rest.

Because I could not afford to get a mortgage on my own we had to apply for one together. I can't get her taken off the mortgage because I don't know if the banks will want their money back although the exchange has already taken place.

She said she is happy to sign something to say the house is all mine but i don't know how to go about it because I need her on the mortgage (correct me if I'm wrong). Can i get something drawn up with my solicator?

Any advice will be greatly appreachiated

    You'll get much more constructive advice from more knowledgeable people than me, but even if she signs the house over to you, can you afford to make the monthly repayments on your own?

    yes i can afford to do it all one my own, just wondering if banks will be willing to take her off of the mortgage as we had to get a joint one in order to get the money we needed

    the bank will decide if you can afford it or not on your own, if they dont think you can then they will not let her off the mortgage. Some banks will allow an ex off the mortgage if you prove you can afford it without them even if their affordability calculator says otherwise.
