You have obviously thought a lot about this. Will you continue to use CC and Store cards when they have been paid off? If you use them to your advantage and pay them off in full at the end of the interest free period your approach may be the right way to go.
There is a lot of knowledge and experience on this forum to tap. It is about lateral thinking. At the end of the day the decision is yours.
Why can't you buy the house this year and take out a mortgage of £85,000?

On new years day I cut up ALL the cards. I still feel great about doing that.
The only method of buying anything now is using my debit bank card or cash.
