Mortgages For 'older' People

Hi Guys,
Desperately need your help. I'm 59 next week and am wanting to take a re-mortgage out on my home. Trouble is I'd like a minimum term of 10 years & most places state a repayment term of up to 65 years of age.
Does anyone know where i should be looking to help me out ? I'm only after £40k own my own home worth £250k with a very small mortgage on it and have an excellent history.

loads of lenders will do this - bristol & west, woolwich, halifax, nationwide, northern rock - and others that's just off the top of my head. Find the product you want first and then check if the lender will accept it. I've looked at HSBC's fixed 10 year package that looks pretty good, would it just be a case of getting them to OK it once pension funding had been provided ?
I suppose most places would match a deal once i had one in principle ?

not much experience of HSBC but they may or may not want evidence of pension income, you'll need to ask them.
