How have you managed to set a completion date before looking at a mortgage?

Have you applied to any that have fallen through?

  • I've used London & Country a number of times - they do everything over the phone/through the post.

Never had any problems with them. Just make sure that whoever you use knows how quickly you need to sort things.

and to echo herbiesjp, how on earth did you manage to exchange before sorting a mortgage (or is this an auction property?)

Try and find a local broker, don't go straight to the big names, give local firms a chance ! There should be no problem with completing by then, the main hold ups will be with the legal side of things, you better have a good solicitor !

If you get really stuck, check the auction catalogue and you will probably find a number of lenders who specialise in bridging finance. It's not going to be cheap, but it's probably going to be a lot less than the penalties for not completing on time.
  • What it the LTV of the property. If it is low enough some lenders let at normal rates.

I ahve a flexible mortgage with the Abbey as my LTV is 60% (I think it is anyway...)

That way you get a better rate.
