How realistic are house valuations?

Hi,
I have just had my property valued with 3 different EA's. The average price that the property was valued at was £155,000. I was plesently surprised by this as I bought the property 10 months ago at £134,500!
What I would like to know is, how exact are EA's valuations, as one of them even suggested that the property would at £159,999!
The area I live in is a nice small village on the edge of a major city with good access to motorways etc, the house is a 10 year old mid terraced 2 bed.
