Phoned VOA three times what a fiasco

I have phoned the VOA three times, the first time I was so annoyed the way I was being told that I was jumping on the band wagon.
I tried a second time the person was so useless, he didn't know anything and could explain either I had him in knots.
Third time I spoke directly to the listing officer dealing with cases.
Told houses banded by spaure footage excluding garages and gardens!!:rolleyes:
Then based on properties that don't have these atributes:rolleyes:
So how can they use the market value of a property???
I asked what the discount was for the garages not being included on the market value?
Answere: It is based on square footage of living accommodation......
I realised I was banging my head against a brick wall
Anyone got any ideas????:cool:

The whole basis of valuation is ludicrous - how can anyone really say what a property was worth as long ago as 1990, even if the house hadn't been built at that date? It's hard enough to say what it's worth NOW!
In general houses are valued by estate agents on location, floor area and extras such as garages, and the council uses the same factors. How much weight to give this factors depends on local conditions, but in general houses of the same size in the same street should be in the same band.
This system was brought in in the full knowledge that it would eventually become unworkable and there would either have to be a general revaluation or the system would have to be replaced (eg by local income tax). Last time that happened we ended up with the poll tax.0
