first time buyer who hasn't a clue!

Any advice much appreciated - looking for the cheapest deal.

I have £50k deposit and had offer accepted on property value £156k. I've been looking at rates but getting confused.

Please stick to one thread. Duplicating helps nobody. Sorry if the answers you have received are not the ones you wanted but people are trying to give you realistic expectations.

Looking at rates will do you no favours if you will be rejected by the lender due to the default.
