Is the property a new build flat?
90% are difficult to obtain. HSBC are renowned for declining them to seemingly suitable applicants. As has been said you need to stop applying and get the full picture. Get Experian and Call Credit searches, £2 statutory ones and pass to a broker along with the Equifax you haveI am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. about ten months and was only a year at the last place. I always changed my addresses on credit cards and loans etc..
I am sorting out getting an Experian report too as the Equifax one isnt showing anything untoward.0 -

Get the experian one, hold on the call credit for now.
Any chance of a 15% deposit? The J is a Financial Advisor-This site doesn't check anyone's status and as such any posts on here are for information and discussion purposes only and shouldn't be seen as financial advice. Always seek professional advice.0 -

It's not the property. A broker wouldn't make that mistake twice and HSBC would tell the customer if that was the reason. The J is a Financial Advisor-This site doesn't check anyone's status and as such any posts on here are for information and discussion purposes only and shouldn't be seen as financial advice. it was converted years and years ago - more than 10 which I know anything under that can be a problem.
I will see what the Experian report uncovers
No chance of 15% deposit at the moment but if that is what is holding me back I will wait and save it..
- thanks for the advice all0 -
It's not the property. A broker wouldn't make that mistake twice and HSBC would tell the customer if that was the reason.
So what is the reason then?
I am merely trying to eliminate some possibilities to try to help the OP. For the record it is possible that a broker made a mistake with the property just as it is possible anybody can make a mistake.
HSBC may well have turned it down on credit score and not got as far as the property. Doesn't mean to say the property is acceptable to all lenders.
There are any number of reasons for a decline. Hi,
You can get your call credit report for free (well through noddle).
But as the others have said, the credit agencies seem to use experian the most!0 -
If it was my case, I'd have asked if it passed at 85% just to see if it was purely a LTV issue.
That may have given an indication if obtaining the other credit files was worthwhile.
Moving five times in six years is probably proving unhelpful, regardless of appearance on current voter's roll.
Any non-scoring lenders offering 90% for a subsequent purchaser at the moment? I can't remember off the top of my head.
Dudley, Chorley, Loughborough, Market Harborough, Vernon, Nottingham, Cambridge, National Counties all have products at 90% and come up on Mortgage Brain (FWIW) and might be possibles.
It's unlikely to be the problem at the outset, but the remaining lease term is long enough?I am a mortgage broker.
