    How long is she going to live for? Equity release or selling seems to be the only option as she cannot afford a mortgage.

    If your mother is accumulating unsecured debt. Then I assume her income is sufficient to maintain her standard of living.

    Downsize and release some equity to enable her to enjoy her retirement years before any stress and worry.
