Moving home worries.....

Hi all,
Not posted in a while, but all of a sudden in a kind of scary position with our house move.
We've lived here for 10yrs, put the house on the market 6mths ago, for £235k. Had an offer of £205k, then £210k from the same couple, another couple came today and offered the asking price!! :T
So we've seen a house (thats not on the market yet, but will be shortly) Asking price £299,950
At the viewing today, we've been advised that they may go down to £285k.
We have £80000 equity in the house, but need to pay off loans/cc before the new mortgage if poss... (about £15k pending PPI claim). As affects our borrowing amounts.....
Stamp duty would be £8700, Estate agents £2585 (approx) and solicitors fees is.....?
We would want to use equity to pay off debts etc, but pushes us very close to or above the 80% LTV which affects the APR dramatically.
Thing is, this could easily be our forever home , not needing to move again....
What would be the best way to do this? Ideally keeping below 80% LTV I guess?
Or do we bite the bullet and just pay the higher APR..... as everything is paid off anyway??
