Converting to Buy to Let

Hi All.
Still in the process of sorting out my parents finances and am wondering if I am able to have the house signed over to me (with parents full consent) taking on thier outstanding mortgage debt and converting this to a Buy to Let mortgage??
Is this legal/common practice?
What would be the implications?
