What is a Buyer's incentive

I've seen "£1000 BUYER'S INCENTIVE AVAILABLE" on a few flats particulars on Rightmove.

What does it mean and what is the point?

    Its a way of sucking in FTBs who think they must be being offered something for nothing.

    They're not. The 'incentive is built into the price.

    Just look at the final price you will have to pay (however constituted) and decide if that is a price you are willing to pay.

    It means you get £1000 cash [whoopee doo dah] which you have to pay at least £1000 for. The point is that it assists in marketing to the gullible.

    its a scam by the Connells/Sequence group. Just offer what you think its worth and tell them you have no interest in using their additional services

    We're looking to buy at the moment and I prefer to let the EA think that I'm going along with it, so that there is less risk of being seen unfavourably in negotiations.

    I don't want them pushing someone else's offer over mine because they can see some potentially juicy commissions from another buyer who has fallen for the scam.

    I just need to make sure that I don't enter into any binding commitment with the EA.

    An excellent tactic.

    Just agree to come in and discuss the mortgage and solicitors AFTER the price is agreed, go armed with quotes from your mortgage lender and Solicitor.
