Best 5 year fixed?

I’m looking for the best 5 year fixed mortgage available, here are my requirements.
Lone amount 100k, Deposit 60k, purchase price 160k, first house.
Best I have found so far is with Barnsley BS.
Minimum deposit: 25%
Interest rate: 3.59% until 28 February 2017 (5 year fixed)
Product fee: £295
Valuation fee: £300
Cash back: £500.
Does anyone know of anything better? Any help would be much appreciated

Britannia do a 5yr fix fee free at 3.59 - also if you take out a new current account with them you can get a fee free one for 3.39 (£999 fee if you dont take out the account)0 -

The only thing that bothers me about Post Office is the follow on rate (3.99 above BOE). Its not too bad now but in 5 years time if BOE rates are back to normal you could be looking at 9%0

my current 5 year fix comes to an end in May, so also interested
currently with nationwide 25 yr, 100£k, £616/month
need to check amount left with 20 yr0 -

Does work out better with larger loans I agree.
On 100k, it is £300 per year, which is 0.3% making the effective rate 3.49%.
Of course you have to do the same with the fees from the other providers as well but it may still come out favourably.0 -

what has n/w offered you for after? what is their standard variable rate?
do you want another 5 year fix?
you can usually book any rate up to 6 months in advance, so that the switchover can be done the day/after (in theory) that your old deal ends.
biggest question is - what is your loan to value?0 -

I'll find out the others. But ltv £240k value £100k mortgage0
