Best rate for 5 year fixed?

Hi,

I wonder if anyone can help me. I'm looking for the best rate available on a 5 year fixed, pref daily interest with the ability to overpay (max 10% a year would be fine). We're looking to raise additional capital for an extension so we are looking for a mortgage around £145k with a house value of £250k.

I notice Leeds BS are doing a 5.29% but the interest is annual. Will this make much difference or is this the best deal around at the moment?
