mortgage to buy land??? low loan to value mortgage? borrow more??

Hi all,
I'm seriously looking to try and do a self build house. We've (me and my g.f) been looking for land for some time and have registered with various sites for finding plots.
Land is very expensive in the areas we are after (worcester/west midlands) and I was wondering if any of the mortage guys/girls out there could help me work out how much I could get.
My income: £23,500
Her income: £20,000
We have access to £20,000 cash and we have no outstanding debits apart from student loans (£18k between the 2 of us).
The house we will be building will be worth @£250,000 when finished and we are estimating we will need £50,000 for the build and land is looking at a minimum of £100-120k.
A standard joint mortgage (self build type where they lend in stages) would say we can borrow £120-130k but I've been told we might be able to get more as we will have a low loan to value rate (150/70kcost - 250kworth). IE a lower risk therefore we can be leant more?
Can anyone shed any light on this?? can we get a mortage of £150 with a £20 deposit?
