Divorce: How do you divide a property portfolio

What would be the most cost effective way to split our property? OH wants to sell everything and split the money that's left.

We have our family house which we moved into in September last year. There is a huge interest only mortgage of £2,800 pcm and I think there would be a penalty of abut £50k involved. We wanted to build a cattery and run a business from here.

The sale of our previous family home fell through due problems with the loft extension and we have had building work done. It has now passed building regs & retrospective planning permission and is now ready to go on the market. It is paid for.

We have a house in Florida which is paid for by the insurance we got when it was nearly demolished by Hurricane Charley.

We also own as tenants in common 3 properties which are rented out and are heavily mortgaged.

I also own a house which is nearly paid for which was bought with my inheritance. Can I transfer the ownership to my children before divorce proceedings?

I'm thinking:
What are the tax & capital gains tax implications?
How much would the solitiors fees be to sort this out?
Can I protect any of the money I have in an account from the tax man/solicitor/spouse?

Any advice/thoughts would be appreciated.
